APPROACH TO DESIGN

Our architectural approach is driven by a desire to support and enhance a user’s experience and activities. We design by responding to context, not just the physical environment of the project but the forces around the project, which starts with understanding our client’s needs and goals.

Inception Stage

Arriving a consolidated requirement of area statement, subsequent to the client’s Brief, assessing them and giving advice generally on how to proceed.
Visiting the site, carrying out an initial appraisal and giving advice to the Client on the suitable type of building design.
Updating the design brief & area schedule provided by the client to enable a schematic design.

Concept Design Stage

Taking the Client’s instruction to further ascertain the requirements and constraints of the works,
Updating the design brief.
Developing the sketch designs to a stage sufficient to enable applications to be made for planning approval required under any relevant laws and regulations;
Preparing preliminary estimates of the probable construction costs based on current area, volume.

Detailed Design Stage

Developing the schematic design drawings to a stage to enable the consultants to commence detailed design work.
Preparing design development drawings to further clarify the design intent.
Submitting the drawings to relevant authorities for planning approval.
Assisting in updating the preliminary costs estimate of probable construction costs.
Preparing and updating a project schedule and submitting the same to the Client for approval.

Construction Documentation Stage

Preparing and finalizing the drawings, specifications and such other documents and prepare the bills of quantities
Invite the eligible contractors to get cost of estimates.
Prepare the cost analysis chart and assist the client in negotiation and finalise the contractor

Updating the design brief.
Developing the sketch designs to a stage sufficient to enable applications to be made for planning approval required under any relevant laws and regulations;
Preparing preliminary estimates of the probable construction costs based on current area, volume.

Contract Construction Stage

Prepare and issue of working drawings which may require to the site execution
Periodic Inspection at work site for clarification of drawings and to ensure construction as per originThe day to day quality Checking, Maintenance of M-books ,bill checking will be done by a supervisor appointed by the client at site with stage wise supervision from engineer of architects office.al design intent.

Post Completion Stage (Defects Rectification Stage)

Preparing a defects list as may be required and possible to do on behalf of the Client and instructing the contractor to carry out the list of defects to comply with all requirements of the relevant authorities.
